Description:

The Petitioner is advised there are drainage complaints on file for several single-family parcels on Parker Green Trail directly below the potential bmp location shown on the rezoning plan. Please add the following note under the ENVIRONMENTAL FEATURES heading: The Petitioner shall tie-into and analyze the adequacy of the existing stormwater conveyance across parcels receiving stormwater discharge from the site. The limits of analysis shall extend to the downstream side of the parcel addressed as 3000 Parker Green Trail or to the point where the rezoning site is less than 10% of the tributary drainage area, whichever criterion creates the longest analysis limits. If the existing stormwater conveyance within the specified analysis limits is found to be inadequate, the Petitioner shall make a good faith effort with the property owner(s) to improve the stormwater conveyance or otherwise mitigate impacts of the stormwater discharge within the specified analysis limits.

Charlotte Water has accessible water system infrastructure for the rezoning boundary via an existing 16-inch water distribution main located along Mallard Creek Rd. Charlotte Water has accessible sanitary sewer system infrastructure for the rezoning boundary via an existing 8-inch gravity sewer main located along Mallard Creek Rd. Development is encouraged to contact Installation Development Services at (704) 336-5499 to review service connection design requirements and City Ordinances (e.g., backflow, separate meter Ordinance, public/private pipeline extensions). Comments: Will need to acquire CAP. Has direct access to water & sewer. Will need to send plans to Charlotte Water for private water permitting (if applicable). Will need to send plans to NCDEQ for private sewer permitting (if applicable). Depending on the required public street network, you may need to extend public water/sewer to serve their site. Reservation of sanitary sewer system capacity through the Charlotte Waterâ€™s Capacity Assurance Program is the responsibility of the customer/development. Drainage from this site is currently controlled by an at-grade ditch on the rear of the parcel, directed to a drop inlet (to a 15" pipe!) in the backyard of 3030 Parker Green Tl. The homeowner has contacted our office in the past about poor drainage conditions. Any plan proposed should not drain uncontrolled to rear yards on Parker Green TL and should instead explore more reliable drainage conveyances
