Project Description: | Project Summary
The applicant proposes to redevelop the AB&I Foundry site comprised of 15.1 acres, located at 7825 San Leandro Street in Oakland. The site is surrounded by industrial uses, with railroad tracks forming the western boundary.
This proposal includes a single Class-A, LEED Silver industrial building consisting of 325,000 square feet with a 40โ clear height, 25,000 square feet of office space at the building corners, a single loading dock with 50 dock doors, 35 trailer stalls, 28 container stalls, and 184 auto parking spaces. The applicant is proposing the project on a speculative basis and is designing the space to allow for a variety of uses including warehousing, distribution, and other industrial uses.
Vision and Intent
The proposed project represents an opportunity to develop a best-in-class modern industrial building representing a significant investment in East Oakland. The project generates benefits for the local community and is a proactive response to the current economic and market demands. The proposal creates a thriving employment center and is designed to conform to the industrial nature of the area. The redevelopment of the site will redevelop a heavy industrial site that has drawn attention from residents near and far and change it into a modern facility
In providing a high-quality industrial building, the project aims to improve the characteristics of the existing area with architecture, landscaping treatment and site planning. The architectural design intent for the building is to accentuate the primary building corners using glazing and other high-end materials that wrap the building corners. The applicant is designing the building on a speculative basis and with optimal flexibility to facilitate a variety of prospective tenants.
The projectโs main goal is to create a thriving employment center. Employees and visitors will have a work environment they can take advantage of the central location in this industrial corridor. By nature of the project design, truck and car traffic will be as separated as possible. |
