The existing 102k square feet of the retail property is used as a retail sales floor with an estimated 880 weekly trip generations whereas the proposed use requires approximately half the building totaling 52k square feet to service vehicles with the other approximate half totaling 50k square feet used for vehicular storage. Traffic counts should decrease with approximately 644 weekly trip generations with the new proposed use for a net decline of 236 vehicles per week.
Demonstrate that drainage problems will not be created on the subject property or nearby properties

The current existing storm water drainage system will remain intact and any new parking area modifications will only enhance and improve the existing system and will be in compliance with local zoning code
