URBAN MIDCOAST BUILDING PERMIT CAP: Urban Midcoast housing permits are capped at 40 units per year under San Mateo County’s Local Coastal Program (LCP). In 2025, the County issued 102 permits in this area, well above the annual average. Because of this, the County cannot accept new building permit applications for urban Midcoast housing until 2028, unless the LCP is amended earlier, which the County is pursuing. Planning permits will still be accepted. Any canceled building permits can be reactivated, upon request and confirmation of eligibility, once permitting resumes. Read more
