Currently, the RE Zoning District has a 30โ minimum front yard setback, a 20โ minimum side yard setback, 20โ
rear yard setback, 30โ corner/side yard setback, 40โ minimum distance between buildings, 1 acre minimum lot
area, and 140โ minimum lot width with a maximum lot coverage of 25%. In order to preserve the overall
integrity and consistency of the homes within the McMorris Subdivision, the proposed RE District PD Overlay
Additions are requested as follows: 20โ front yard setback to proposed structure & 25โ Garage Front Yard
Setback, 7โ Side Yard Setback, 14โ Minimum Between Buildings, a 20โ rear yard setback, 0.5 AC Minimum Lot
Area, and 100โ Minimum Lot Width. The changes from the existing RE Standards will cause the McMorris
Subdivision to be more compatible with the filings within the Harmony Subdivision.

The purpose of the McMorris Subdivision PD Overlay is to provide the necessary development standards for the
proposed McMorris Subdivision. The PD Overlay Exceptions proposed provide Lot Numbering, Setback, and
Dimensional Standards for the future McMorris Subdivision located within the RE โ Estate Residential Zone
District. The proposed McMorris Subdivision PD Overlay intends to utilize many of the existing residential
standards of the overall Harmony Subdivision while providing greater housing diversity and maintaining a
consistent and โHigh Qualityโ community identity. The proposed lot numbering, setbacks and dimensional
Standards are related to the entire proposed 46.7 acre RE โ Estate Residential Zone District as depicted in the
McMorris Subdivision โ Preliminary Plat. The McMorris Subdivision - Preliminary Plat proposes 27 high quality
Residential Lots with over 20.2 AC of open space (43 % of site area).
