3.. This mobile home, currently vacant, is substandard in the following instances:
a. Inoperative and/or missing smoke detector: 704.2 IPMC
b. Broken windows: 304.2, & 304.13.1 IPMC
c. Broken wall and/or ceiling and/or floor coverings: 305.3 IPMC
d. Improperly installed and/or defective electrical components including, but not limited to service panel, wiring, junction boxes, outlets, and switches: 604.3 IPMC
e. Improperly installed and or defective plumbing components including but not limited to fixtures, faucets, traps and flush mechanisms: 504.1 & 506.1 IPMC
f. Unsanitary conditions including but not limited to non-impervious kitchen/bathroom floors and/or countertops and/or bathtub/shower enclosures, insufficient garbage containment and/or timely removal and moisture buildup resulting in mold and mildew : 305.1, 305.3, 308 IPMC
g. Insect and/or rodent infestation: 309 IPMC
h. Insufficient heating capacity and/or defective heat supply: 602 IPMC
i. Inadequate weatherproofing due to (lack of protective treatment on exterior walls, foundations, window or door components including caulking, weather stripping, thresholds and/or other infiltration areas:304.2 & 304.6 IPMC
j. Dangerous structure on premise (severely deteriorated attached back covered porch with failing stairs: 108.1 IPMC
These substandard conditions violate Section 16.14.100 of the King County Code (KCC) and Sections 108.1, 304.2, 304.6, 304.13.1, 305.1, 305.3, 308, 309, 504.1, 506.1, 604.3 and 704.2 of the International Property Maintenance Code (IPMC).
